London & Regional Properties is planning a £350m development on the currently empty triangular site beside the bus station at Vauxhall Cross. The proposal includes 400 homes, 150,000 sq ft of offices and a 220 bed, 4 star hotel. Building high is necessary if they are to recoup the cost of the land - apparently the billboards currently on the site generate an income of £1 million per annum!
MSA is at the centre of this project, providing Accurate Visual Representations (AVR's) for Miller Hare, site surveys for Squire and Partners and Rights of Light information for GIA. It is very rewarding to work so closely with all the key advisers on a project and our central role requires us to provide regular strategic decision support to ensure that the value of the site is maximised. Our work extends over a three year period, providing Accurate Visual Representations (AVR's) to ensure that the advisers are working with the most up to date information available to analyse the evolving development proposal.
Special features
- Worked with the authorities to obtain permission to survey a basic outline of the neighbouring MI6 building which, for obvious reasons, was sensitive
- Also surveyed the neighbouring Vauxhall bus station in detail, including it's distinctive canopy, to take on much of the 3D modelling work to improve speed of delivery
- Different consultants utilise the same survey information generated by us which ensures consistency across the project
